The developers announced on Monday, construction work has begun on a pair of high-rise buildings in downtown Raleigh that are aimed at creating a pedestrian community connected to buses and trains.
Project – nicknamed “Bus RUS” – will eventually include a regional bus station, 400 apartments, a 200-room hotel and 18,000 square feet of retail space, all connected by a pedestrian bridge to Raleigh Union Station.
Raleigh Mayor Mary Ann Baldwin called it a “giant leap forward” to make public transportation more accessible to residents and guests.
“Whenever we can build transit-related mixed-use pedestrian communities, everyone will win,” she said in a press release.
RUS Bus is a partnership between GoTriangle, the regional transit authority, and the development company Hoffman & Associates.
The last plan of the object provides a 34-storey residential tower. The hotel will be on 15 floors. Parking will add about 500 parking spaces.
Ten percent of the apartments on the plot, about 40 apartments, will be rented at affordable prices for households, which make up 80% of the district’s average income.
“As Wake County’s population grows rapidly, GoTriangle and its partners are working to promote transit options, promote housing affordability and stimulate economic growth,” said Wake County Commissioner and GoTriangle Board Chairman Sig Hutchinson in a press release. “This public-private project solves all three fronts.”
The bus station is expected to open by mid-2025, and construction of private buildings could continue until 2026.

It is expected that the construction of the bus station will be $ 40 million, partly funded by Fr. $ 20 million federal grant from the Department of Transportation. The rest of the money will come from state and local sources, and the private components will be funded by Hoffman & Associates.
GoTriangle’s predecessor, the Triangle Transit Authority, bought the land southwest of Hargett and West streets in the Warehouses area in 2005.
